When you put your house on the market you are entering into a competition with every other house in the area within your particular price range.  The property essentially is now in a “beauty pageant” with other like properties.  The quickest and least expensive way to differentiate your property from the competition and create competitive advantage is to install new flooring!   Do you want your property to be seen by the Real Estate community as below average or just average by comparison?  Of course not!  And, with the agents being a sub-set of the buying public, just get the attention of the  agents and you’ve now got their buyers attention as well!  Unfortunately, we’ve found that carpet allowances just don’t work.  Realtors and their buyers simply cannot visualize what a house would look like with new flooring.   It may only take, say $2,500-5,000 to re-floor an entire house, however buyers will typically ask for double that amount should an allowance be available.  Why throw away your money?  Installing new flooring also provides a stronger negotiation edge in that there’s one less item on the table going into the escrow process.   And anytime you give a buyer a choice, it’ll cost time and money—usually yours!

As we’ve mentioned, you’ve now entered into a competition with every single home on the market in your area and price range vying for one individual (or family) from the same pool of buyers—May the best home win!

It’s a race against time!  The longer your property remains on the market, the greater likelihood of price reductions, concessions, low offers, etc.

Our Real Estate Beige Program uses proven product selections with a track record of success in helping to GET YOUR HOUSE SOLD!  Typically, we offer a Good/Better/Best flooring selection to target the best product for your neighborhood and price point (we don’t want to “cheapen” your property by putting in rental grade carpet, or on the other hand, we don’t want to put in high-end designer carpet either).  The goal is to simply install a conservative product that tends to fit the profile of other homes in the neighborhood.  To simplify the selection process, we’ve broken it down to the actual “face-weight” of the different carpet products—how much yarn fiber is actually in each square yard.  Again, this helps us to single out and tailor the best match of carpet quality for the property.  The goal being to provide perceived value and not spend too much money to get the look we need.  And, with our low prices, oftentimes folks can upgrade to the next level of quality for less than what a competitor would charge for a base grade!

We hope the above photos illustrate why new carpet is so important.  As you can see, as a buyer you really have to get over the fact that not only does this particular property have old, stained (and possibly smelly) carpet in it, but it immediately makes you want to leave the house - instead of staying and psychologically "moving-in."  We've found that most folks simply cannot visualize what the property might look like with new flooring, so they tend to continue to search the marketplace for that home with the "new carpet smell" and one that invites them to stay a while and mentally place their furnishings into it.  Sometimes folks ask us about Berber carpet - you know, the low-pile looped type of product?  Well, what we've found is that Berbers tend to be a "love-it or hate-it" style of carpet, and when putting your house on the market, our goal is to create the broadest possible funnel of buyers to select your home.  With Berber we might be excluding the perfect buyer by not having say, a neutral, standard textured carpet.  Conservative?  Yes.  Effective?  Very much so!
